Florida Annual Meeting Notice Template

Every Florida community association holds an annual meeting of its members, and every year it has to notice that meeting in writing — not less than 14 days before it's held, under §718.112(2)(d)4 (condo), §719.106(1)(d) (co-op), and §720.306(5) (HOA). What this notice is for

The annual meeting notice tells every member when and where the meeting is held and what's on the agenda. For condominiums the proposed agenda is required; for HOAs and co-ops it's a best practice the template includes. Notice goes to all members at least 14 days out.

Common questions

How much notice is required for a Florida association annual meeting?
Not less than 14 days before the meeting, under §718.112(2)(d)4 (condo), §719.106(1)(d) (co-op), and §720.306(5) (HOA). Your governing documents may require more; confirm with counsel.
Does the annual meeting notice need an agenda?
For condominiums, the statute requires the proposed agenda to accompany the notice. For HOAs and cooperatives it's strongly recommended, and the template includes an agenda block for all three.
Who has to receive the annual meeting notice?
All members of the association. The template addresses the notice to the full membership; delivery method and posting requirements are set by your governing documents and statute — confirm with counsel.
